Most commercial facilities use metal studs in their construction whereas most homes are made of wood studs. The metal studs are quicker to put up, are lighter in weight, and do not rot or mold over time. However, there is one main concern and that is water damage. The base plate is a channel where the metal studs are fixed inside. But when there is a water damage these channels fill up and spread the water to other parts of the building that may not be part of the original damage. Removing the drywall exposes the water allowing it to finally be extracted and dried.
